In which of our projects do new housing subsidies apply?
The national government, under the leadership of the Ministry of Housing and Finance, made available to all families with incomes up to 4 minimum monthly wages in force (SMMLV), 100 thousand subsidies for households wishing to purchase social interest housing (VIS) and 100 thousand subsidies for households of any income level wishing to purchase non-VIS housing whose value does not exceed 500 SMMLV. The latter will be available to buyers from the second half of 2020 and may be processed at the time of applying for the mortgage loan.

What is a concurrency allowance?
This is the subsidy granted by the Ministry of Housing to people who already have the subsidy from the compensation fund and are about to purchase a new home. This applies to VIS and is processed through the financial institution (Bank) with which the mortgage loan is acquired for the purchase of housing.
How does housing leasing work?
A housing leasing is a type of housing financing in which a banking entity purchases the apartment that the person wants, either for investment or to live in, the person pays the entity periodic installments for a stipulated period, and at the end of this time he/she may have the option to purchase the house for the value agreed at the beginning of the contract. How do I apply for a housing subsidy?
If you are not affiliated to any of them, you can apply to the National Savings Fund and apply for subsidies granted by the government, such as Mi Casa Ya. Mi Casa Ya is a subsidy program to facilitate the acquisition of a new home for families who do not own one and whose income does not exceed 4 SMMLV.

- Contact the financial institution of your choice or the National Savings Fund.
- There you will be informed whether or not you meet the requirements to be a beneficiary.
- In case of obtaining a positive answer, you must continue with the process that the financial entity has for the approval of a mortgage loan.
- Once the credit has been approved by the financial institution, the latter will be in charge of requesting the allocation of the subsidy and processing the loan disbursement.
Do you receive a subsidy from Compensar?
If we receive subsidies from the compensation fund Compensar in our Social Interest Housing (VIS) projects.
What is the price of real estate?

How can I separate a project through the website?
It is important that before separating or paying for a project, you must have the trustee's linkage number. To separate a project you must follow the following steps:
- Visit our website www.conaltura.com
- In the upper right corner you will see a button that says online payments.
- Click on online payments and then select the project you wish to separate by clicking on the pay button.
- Once you have clicked on pay, you will get a table with 2 options: Project separation or the name of the trustee. You must click on project separation
- Then you will have to fill out a form (keep in mind that you must have all the information at hand).
- Finally, you must select the payment button.
How can I make a house payment without having to go to the bank?
There are several options to make the payment without going to the bank:
- Through the web page www.conaltura.com, select the online payment option, then choose the project you wish to pay, select the trust with which the project is linked, enter your data and pay through the PSE option.
- If you have an account in your bank, you can register the agreement with the number given to you directly at the trust company to make the down payment payments by means of a wire transfer. Please note that, in order to make the payment, you must be registered to the trustee's account.
- If the project is currently linked to Accion Fiduciaria, you can pay by PSE through the fiduciary's website and send the receipt to the portfolio. Otherwise, if there is no agreement with Accion Fiduciaria, it is not possible to link the account to the bank. In this case what you can do is to pay through Conaltura's website and send support to the portfolio.
- If you are linked to the fiduciary, you can register your fiduciary number on your bank's website in order to make payments.
How can I credit the severance pay to the form of payment?
You can do this by requesting the entity where the severance payments are located to transfer them to the account linked to your new property, with the Promise of Sale or Fiduciary Assignment, if applicable. If you want to know more information, you can access our blog
What is subrogation interest?
This interest is the charge that is generated to the buyer who takes a loan to pay for the property with the entity other than the building loan that manages the project, which is generated from the date the property is delivered until the date the loan is disbursed. When the buyer acquires the property, he is free to choose the entity with which he wishes to process the mortgage loan or include the missing resources to complete the final value of the sale according to the negotiation, these entities may be employee funds, cooperatives, severance or another financial entity different from the one that accompanies the project. Therefore, you must comply with the policies for processing and legalizing the disbursement of funds, which may vary depending on the financial entity you have chosen. This situation may generate a longer processing time depending on the document or requirement demanded by the financial entity to make the disbursement of funds effective. Therefore, if at the date of material delivery of the property, Conaltura has not received the totality of the payment as agreed in the negotiation or as described in the contract, it must pay an interest in favor of the construction company known as subrogated interest, on the value owed at the maximum authorized rate for the time elapsed in calendar days, which begins to be counted from the date of delivery of the property until the day on which the disbursement of the rest of the resources is made.
What is the difference between traditional and cast-in-place construction?
Knowing the construction system of the house you are going to buy to live in is fundamental for future decisions such as, for example, making reforms or modifications in the architectural part of your home. In the traditional system the structure is built and then the bricks are included, this allows more flexibility at the moment of reforming the property, while in the hollow walls the construction (structure) is built with the divisions made at once, if there are structural walls no modifications can be made to them.
Are the buildings seismic resistant?
All our constructions are regulated under the NSR-10 law (promulgated by Decree 926 of March 19, 2010). This contains the seismic resistant standards that guarantee that the primary purpose of safeguarding the lives of our clients in the occurrence of an earthquake in the country is fulfilled.

How long is the warranty period for the property?
Within the terms stipulated by law 1480 of 2011, article 8, corresponding to the Consumer Statute. The warranty on finishes, networks in general, other non-structural elements and parts of the property delivered by the builder Conaltura and / or seller, the term shall be one (1) year from the delivery of the property. The guarantee of stability of the structure will be for ten (10) years from the date of delivery.

What is the FPQS or after-sales procedure and response time?

- When making the application it is essential that you identify yourself with your full name, ID number, project (residential complex) and property number if you are the owner.
- Share with us in detail the information of the request (FPQS) or guarantee with the location of the space in the property that presents some defect or novelty, if this corresponds to an external space to your property such as the hallway, fixed point, common area, facade, among others, the request must be made by the administration of the co-ownership.
- If you have any photographic or video recordings that allow us to have more clarity about the situation in question, please send them via e-mail.
- Remember that, in case you are not the owner or administrator, you must send us the authorization of the owner or administrator to proceed with the management of your application (This process only applies to Post-sales).
- In case you are an owner of a property that was not purchased directly from Conaltura, you must attach the first copy of the deed or certificate of freedom to validate the information and in case you are the administration of a residential complex or urbanization you must share with us the updated legal representation.
- If you are a neighbor or member of the community, it is important that you take into account points 1, 2 and 3.
- Finally, the time established to respond to the FPQRS is fifteen (15) working days following receipt, in accordance with Law 1437 of 2011.e
What are the main requirements for home purchase?
The main requirements for buying a home are as follows:
- You must support the family income of the persons who are going to acquire the property.
- It is recommended to have a credit history that will help you to support yourself financially in case you require any mortgage financing.
- If you are going to make a purchase with a mortgage loan, you must be in good standing with the credit bureaus.

After paying the down payment, what happens next?
Once the negotiation is legalized, we will start the mortgage loan process with the financial entity that accompanies the project or the one you have chosen, where we will be accompanying you.
Subsequently, we will contact you to inform you of the requirements of the financial institution so that you can start with the processing of the documents.
Once these are fulfilled, you will have the pre-approval and we will contact the entity to start the title study and appraisal of the property.
When the mortgage loan is legalized, the process of generating the public deed begins, where we will be calling you to sign the deed and start the subscription protocol of the same. Once this process is completed and the deed is duly registered, we will contact you for the delivery of the deed.
When the commercial, processing and legal requirements have been completed, the property will be handed over. Remember that each process takes a different amount of time depending on the lender you have chosen.
What is the role of the trust in the project?
The fiduciary is an entity supervised by the Financial Superintendency of Colombia (SFC) and participates with the purpose of promoting trust and transparency in the administration of the resources of the families that are linked to the real estate projects. In other words, it is in charge of administering the project's resources, thus guaranteeing their management.

What happens if my Bank Credit is denied?
It is important that before signing the promise of purchase and sale you consult with the financial entity about your debt capacity, possibilities and scope of the credit, because in case it is denied, the penalties that may be applicable will be applied, according to what is established in the signed contract.

What happens if I retract or withdraw from the negotiation of the property?
It is necessary that you analyze your commitments, payment conditions and if you have the option to assign the property, since at the moment of signing the contract the penalty clause established in the contract comes into effect.

What is the process for the delivery of the property deed?
It is important that the deed is duly registered and notarized at the Public Registry Office for its proper delivery. The purchaser must be up to date with its obligations, mortgage credit, housing subsidies, down payment and legal expenses (as applicable).
Subsequently, the accounting reconciliation is performed, where the value paid for the property is validated with the execution of the deed expenses. Finally, our advisors will contact you to deliver the deed. The time stipulated for this process will depend on the fulfillment of the obligations described above by the purchaser, it should be clarified that the following entities are involved in these procedures:
