Housing subsidies in Colombia: an opportunity to fulfill your dream of homeownership

Buying a new home in Colombia is closer than you think, especially if you have subsidies available at the national and regional levels. These economic aids seek to facilitate access to decent housing for Colombian families, reducing the initial financial burden and making the purchase more accessible.

In Colombia there are two main types of subsidies:

1. National subsidies, that apply to all Colombian families regardless of the city in which they live.

Subsidy from Family Compensation Funds (Cajas de Compensación Familiar)

This is one of the most important supports with national coverage for those who are affiliated to a compensation fund and wish to purchase a new home. VIS or VIP

The amount of the subsidy depends on household income:

  • Households with incomes from 0 to 2 SMMLV: can receive up to $42.705.000.
  • Households with income from 2 to 4 SMMLV: may receive up to $28.470.000.

Basic requirements:

  • Active affiliation to a compensation fund (Comfama, Colsubsidio, Compensar, among others).
  • Family income up to 4 SMMLV ($5.694.000)
  • Not be a homeowner or have received any other housing subsidy in the past.

2. Regional or departmental subsidies, that are given by the municipalities, governors' offices or other local entities, and that vary according to the place where you buy your home. Here are some of them:

Medellín - "Buy Your House" Program

Amount: Enter 1TP4Q13 million (if you already have a national or cash grant) and 1TP4Q15 million (if you don't have it).

Basic requirements:

  • Be of legal age.
  • Residence in Medellín for at least 6 years.
  • Family income up to 4 SMMLV ($5.694.000).
  • Not being a homeowner.
  • The home must be new (VIS or VIP) and deeded before June 2028.

Bogota - "My House in Bogota" Program

Available modalities:

  • Preferred OfferThe subsidy applies to VIP and VIS housing units in the capital city, previously separated by the District Secretariat of Habitat. The amount ranges from $14.235.000 (ten SMMLV-2025) up to $42,705,000 (thirty SMMLV-2025).
  • Reactivate your purchaseis designed to benefit low-income families who face difficulties in completing the financial closing of homes that are close to being deeded and delivered. A subsidy of $17.082.000 (12 SMMLV).

General requirements:

  • Family income up to 4 SMMLV ($5.694.000).
  • Not be a homeowner or have received any other subsidy.
  • The home must be in the process of being purchased (VIS/VIP) and be financially closed.

Barranquilla - Subsidy "Mi Techo Propio" (My Own Roof)

Amount for Non-Concurrent Grant: Applies to new VIS/VIP homes that are registered in this program. In this modality you will not be able to add several home purchase subsidies. You will only be assigned Mi Techo Propio.

  • VIP: 0-4 minimum wages: 30 SMMLV ($42,705,000 in 2025)
  • VIS: 0-2 minimum wages: 25 SMMLV ($35,587,500 in 2025)
  • 2-4 minimum salaries: 20 SMMLV ($28,470,000 in 2025)

Amount for Concurrent Grant: Applies to new VIS/VIP housing that are registered in this program. In this modality, you can add the Mi Techo Propio subsidy with other subsidies for home purchase, for example, the one from the Caja de Compensación.

VIP and VIS:

  • 0-2 minimum wages: 10 SMMLV (1TP4Q14,235,000 in 2025).
  • 2-4 minimum wages: 8 SMMLV ($11,388,000 in 2025).

Basic requirements:

  • To be a resident of Barranquilla.
  • Family income up to 4 SMMLV ($5.694.000).
  • Not being a homeowner or previous beneficiary
  • To have financial closure.

Cali - "Casa Mía" Subsidy (program "Recuperando Tu Casa")

This is a support program for those citizens who were excluded from the state program 'Mi Casa Ya' (My House Now).

Amount: Up to 30 SMMLV, equivalent to $42.705.000 by 2025.

Basic requirements:

  • Family income up to 4 SMMLV ($5.694.000).
  • Residence in Cali for at least five years. 
  • Not having been a previous beneficiary of any subsidy.
  • The housing must be new VIS, VIP or urban renewal.
